Services

Six things the group takes responsibility for

Each of these can run on its own or as part of a larger engagement. What they have in common is a written scope and one entity answering for the result.

Property and land interests

Holding and managing property in a corridor that is still being subdivided, where a parcel can change use twice in a decade.

  • Title, rates and land-tax record keeping
  • Tenancy paperwork and renewal dates
  • Condition of vacant land between uses

Wyndham & surrounds

Contracting and coordination

The group holds the head contract and coordinates everyone under it, so the client has one number to call when something moves.

  • Written scope, inclusions and exclusions
  • Trade and supplier scheduling
  • Variations recorded as they happen

Single point of contract

Supply and procurement

Sourcing materials, plant and equipment against an agreed scope rather than against a phone call, so the order and the job match.

  • Purchase orders tied to the scope
  • Delivery windows and site access
  • Substitutions confirmed before they ship

Ordered to scope

Logistics support

Coordination for goods moving through the Truganina and Laverton North freight precincts and out along the Princes Freeway.

  • Yard, load and vehicle scheduling
  • Delivery documentation and proof of receipt
  • Rebooking when a site is not ready

West-side freight

Site and facilities upkeep

Keeping a property presentable and compliant between tenancies, which is usually cheaper than repairing the consequences of leaving it.

  • Grounds, fencing and access points
  • Waste removal and clean-outs
  • Make-good before handover

Between tenancies

Administration and compliance

The back-office work that keeps an operating entity in good standing and makes an audit or a client questionnaire a short exercise.

  • Registry, insurance and contractor records
  • Invoicing and reconciliation
  • Document retention and retrieval

Engaging the group

What happens after you email us

No proposal software, no discovery call about your goals. We find out what the job is, then tell you whether we can do it.

  1. Step 01

    Scope and site

A visit or a set of drawings, then a written summary of what the work covers and what it deliberately does not.

  2. Step 02

    Contract and terms

One agreement with the group: price basis, program, payment terms, and the conditions under which a variation applies.

  3. Step 03

    Delivery and reporting

Trades and suppliers coordinated on the ground, with progress and changes reported against the same document you signed.

Scope of work

Where the group's responsibility starts and stops

Everything above is offered as a contracted engagement with a defined scope. We do not present ourselves as a licensed provider of regulated professional services, and where a job needs a specific licence, registration or certification, that work is carried out by an appropriately qualified party and identified as such in the scope.

Saying so up front avoids the most common cause of a dispute: two parties with different assumptions about who was responsible for a part of the work.

Always in writing

Scope, exclusions, price basis, program, payment terms, and the named party responsible for each part of the work.

Always identified

Any element requiring a specific licence or certification is named in the scope, along with who holds it.

Send through the scope

Site, work, timing and any constraints we should know about. You will get a straight answer about whether the group can take it on.
